  • A commercial building inspection is a comprehensive evaluation of a property’s major systems and components. We assess structural integrity, mechanical systems (HVAC), electrical, plumbing, roofing, building envelope, fire safety, and life safety systems. The resulting report identifies deficiencies, estimates repair costs, and provides prioritized recommendations so investors, lenders, and property managers can make informed decisions.

  • Commercial inspections are significantly more complex. They cover larger, more diverse building systems—industrial HVAC, fire suppression, elevator equipment, commercial roofing systems, ADA compliance, and life safety code requirements that don’t apply to residential properties. Reports are more detailed and often include capital expenditure projections. Calibre focuses exclusively on commercial properties, which means deeper expertise and more relevant experience than firms that split their attention between residential and commercial work.

  • We inspect all commercial property types including office buildings, retail centers and strip malls, industrial facilities and warehouses, multi-family apartment complexes, hotels and motels, restaurants, medical and dental offices, assisted living facilities, churches and community centers, mixed-use buildings, and senior centers. If it’s a commercial property, we can inspect it.

  • Commercial inspection fees depend on property size, type, age, location, and the scope of services you need. Unlike residential inspections, every commercial project is custom-scoped to your specific requirements.   • On-site inspection time varies by property size and complexity. A smaller office building may take half a day, while a large multi-family or industrial complex could require multiple days.

    Reports are typically delivered within 48–72 hours of completing the on-site work. Expedited delivery is available when your deal timeline requires it—just let us know when you reach out.

  • A Phase 1 ESA is an environmental due diligence investigation conducted in accordance with the ASTM E1527-21 standard. It evaluates the likelihood of contamination on a property through historical records review, regulatory database searches, site reconnaissance, and interviews with current owners and occupants. Most commercial lenders require a Phase 1 ESA, and it helps establish the innocent landowner defense under CERCLA (the federal Superfund law). A Phase 1 ESA does not involve sampling or testing—that would be a Phase 2 ESA if contamination indicators are found.

  • A building inspection provides a detailed snapshot of current conditions and immediate repair needs. A Property Condition Assessment (PCA), conducted under the ASTM E2018 standard, goes further by projecting capital expenditure requirements over a 12+ year horizon. PCAs include remaining useful life estimates for major building systems, immediate repair costs, short-term expenditures (1–5 years), and long-term capital requirements (6–12+ years). Lenders commonly require PCAs for commercial real estate loans because they provide the financial planning data that standard inspections don’t include.

We regularly inspect properties in Boise, Meridian, Nampa, Twin Falls, Idaho Falls, Coeur d’Alene, Spokane, Tri-Cities, Missoula, Kalispell, Great Falls, Helena, Bozeman, Billings, and many other communities. We travel to your property—contact us to check availability for your location.

  • You’re welcome to attend but it’s not required. We do need access to all areas of the property—including mechanical rooms, rooftops, and tenant spaces—so coordination with the property owner or manager to ensure access is important. We’ll work with you or your representative to arrange everything ahead of time.

  • Every Calibre report includes an executive summary highlighting key findings, a detailed system-by-system analysis with high-resolution photographs, prioritized repair recommendations with estimated costs, and remaining useful life assessments for major components. For PCAs and capital reserve forecasts, reports also include projected expenditures over a 12+ year planning horizon. Reports are delivered as professional PDF documents and are designed to give you actionable intelligence—not just a list of deficiencies.
